Do you mean if they were to investigate whether the POA application is authentic, they would seek the POA application’s witness? From looking at the POA application form, It seems any adult could be a witness (I might be wrong?). What if the witness lies or disappears?

It appears anyone independent over the age of 18 can witness a general power of attorney in NSW - that was news to me. In Queensland they can as well, except where the power of attorney will be registered for use with the titles registry. In that case it has to be a qualified witness ( e.g. Justice of the Peace, Commissioner for Declarations, solicitor).

Regardless, they are not going to investigate it at all. That's not the registry's job. They just make sure that it is signed and apparently properly witnessed.
