QLD When do investors need to be "accredited/sophisticated" for property investments?

Hi,

I am a small property developer who has done a few things myself but looking to move into larger deals and/or get external equity funding. I am a bit confused on if there are any restrictions on who I can ask if they want to invest in the deals, the level of documentation/disclosure is needed, and when it becomes necessary for the investor to be accredited/sophisticated?

I am hoping for smaller deals there are little restrictions in seeking funding. Any advice would be greatly appreciated.
