I am trying to help my mum sell her property here. She has verbally agreed to this. So to sell a property on her behalf, which one do I need: a statutory declaration or power of atternoy for her to authroise me for this sale so it is all legit please? She is a HK resident and lives there.

Hi Shirley,
In order to sell the property on behalf of mum, mum will need to have a Financial (or General) Power of Attorney prepared nominating you as her Attorney. If mum is no longer able to make decisions for herself then you will need to make an application to VCAT (Victorian Civil and Administrative Tribunal) for an Administration Order. Please note this is only applicable if the property she owns is in Australia.
