Hi everyone,

I run a small shop in a local suburb and a competitor next door (called Z henceforth) has at the back of its lot a small warehouse which has been built without development approval. This warehouse has however existed for over ten years, before Z took up its lease.

I am wondering, does this lapse of ten years shield this illegally built warehouse with some sort of 'legal immunity' against an action or complaint to the council?

Not sure about the 10 year immunity, but since it's not a dwelling the lack of approval may have no consequences.
