Hi Team, I have entered a Sales Agency Agreement with an agent who used a modified Sales Agency Agreement.

As part of this agreement, no where in the agreement is it mentioned

- whether the agent has authority to accept an offer for the land on behalf of the vendor

I believe it is a requirement under Section 20 (2) of the
Land and Business (Sale and Conveyancing) Act 1994 to have this in the Sales Agency Agreement.

https://www.legislation.sa.gov.au/L...NVEYANCING) ACT 1994/CURRENT/1994.85.AUTH.PDF

As the agent has not included this in my Sales Agency Agreement, does this make the agreement null and void?

Many Thanks for your assistance,

David
