From my point of view, the business being run at the premises isn’t relevant - it’s the rent, if any, obtained from the ‘lease’. If you own an investment property which is leased to a third party business, you don’t present the financials of that business to a lender. You provide the financial data with respect to the lease.

Unfortunately, as the lease was agreed on before the owners separated, the rent from the business is only required to repay the mortgage. For example, the mortgage may be $2000 per week, whereas the property is being used to host weddings which may return up to 10,000 per week.

The husband is after evidence to provide the lender that the property has 'x' past bookings making 'x' of dollars and future bookings at 'x' amount.
