Needing some guidance in regards to our rights as owners of a holiday unit managed by body corporate who we pay a $5000 yearly fee. Our Unit is a holiday rental that is managed by a local property management agency.

We have had a reoccurring leaks, caused by rain, that our body corporate have attempted to fix on several occasions but recently we have had a leak that happened whilst having tenants staying. We had to refund them 350$, thankfully they did not give us a bad review. Body corporate payed for the carpet drying services . Are we entitled to have the refund we gave the tenants reimbursed to us by the body corporate?

Due to the leak still being fixed because they are "gathering quotes" we have had to cancel another booking of $650. Body corporate call it a trial and error issue since leaks only happen when it rains a lot.
Are we entitled to some king of loss of income payment since we have had to block out our property from being rented waiting for the leak to be fixed?
