Strata schemes and Strata managers.

I am going crazy with our strata manager. This is what has happened:

SMA advised at the last AGM that the SSMA and bylaws were just a guide

The resident has a caravan, camper van and 3 other vehicles parked in my only common area.

SMA does not request approval for major works. One dollar out of 10 nuts have undertaken major work including replacing vermiculite ceilings and structures. This culminated in unit above undertaking non-approved works that resulted in my unit being flooded. Cost a lot of dish including a sale of my unit.

AC installed in common property without approval. Can hear it from my door.

A unit got approval to cover in heir side balcony for bike storage. Now it is a 3rd bedroom.

Unit needs maintenance and painting badly
and there is more.

By laws are not a guideline. I suggest you look into the strata scheme referee for your state.
