I live/own a unit and recently had some rain damage due to what I consider past faulty workmanship done either at the construction or when a similar problem arose in the past prior to purchasing the property.

The Manager of the Body Corporate has told us she cannot find any insurance, etc documentation regarding the previous insurance claim which I understand was accepted. Our claim has been rejected on the grounds of lack of maintenance. Coincidentally, the same reason for the damage suggested by the manager when we first rang after the storm.

Well first of all what does 'lack of maintenance' mean? Presumably they have maintenance conditions listed in the terms of the insurance? If so, how do they know you contravened those conditions?
