Hi there, with permission from the landlord I am looking to sublet a room in my apartment but I want to make sure I do this properly and legally (I already have permission to sub-let).

What agreement / contract do I have to provide to a subtenant? What must it include?

I want a sublet agreement that lets me

A) Kick the subtenant out if they don't pay rent
B) Kick the subtenant out if they don't pay their utility bills
C) Kick the subtenant out if they damage the property

but obviously whatever contract is written up would also prevent me from kicking them out without reason. I want everything to be balanced, legal and fair for all parties.

Must the subtenant be given a copy of my tenancy agreement with the landlord/real estate?

What other legal requirements should I know before subletting to someone?
