Hi there.

We are looking at buying a property, but there is a part in the contract that we can't decipher.
The property is on a triangle plot, and i think the contract mentions no fence.
The property is no good if we can't fence the front yard and move the current fence to the boundaries of the property.
Not sure why it is the way it is.
i have added the url for the contract and a screenshot of the satellite view of the property. The blue lines are the current fence. Red is what we beleive is the boundaries of the property. And yellow is where we would want the fences be.

Any help deciphering the contract would be greatly appreciated.

Time for formal, case specific legal advice.
Time to see a lawyer.

Having so much personal detail in the wild like that?
That's just dumb.

When I posted this, I realised shortly after, but there is no edit or delete function that I can see. So I have reported the thread to be deleted.
Kinda didn't appreciate the dumb comment though. The contract is readily available on the realestate website for anyone to view.

But anyway, thanks for the reply, and yes legal advice is needed I beleive. Just thought someone on here, being a legal forum and all, could give a quick rundown on this specific part of the contract before we waste peoples time persuing this property. Thought I'd give it a try. 🤷‍♀️

The lawyers here donate their time.
If we think that something/ someone is a not a good or helpful use of that time,
then we tend not to engage with it.
(As for wasting the time of real estate agents, well, you're not.
There is no concept of value attached to a real estate agent's time.
And in any event, their client (the vendor) is paying.)


Further - the house rules of this board limit the lawyers here to generalities.
The trouble with "a quick rundown" is that there's no such thing.
Basically, we're not allowed to give formal, case specific legal advice on here.
(and we almost never have enough material at hand to do so anyway)

So yes, sometimes the answer you get from a lawyer here is
"You will actually need to see lawyer to get the advice you need."

You'll notice that most of the actual lawyers on here have extensive disclaimers at the bottom of their posts. That's deliberate on our part.
