NSW Conveyancing Law Contract Issue with Real Estate Agents

Property contract is witnessed by two different witnesses and dates for the signatures/contract are different too. Exchange was via phone, real estate agents admit they have not met the vendor in person, who lives in QLD.

Is the contract enforceable? What case relates to this? Do not relate to property stock and business (agents).
