Hello everyone

I'm seeking some legal advice regards to my building contract. My husband and I have signed a building contract in October 2017, and my builder has sent me an email in February 2018 saying due to the delay of title registration and site works, our signed building contract has expired.
This builder is constantly putting their price up, so we are actually really happy to terminate this signed building contract now. We just want to double check, are we good to terminate this contract? Since the builder themselves said it has been expired.

This seems fishy to me?
How were they able to 'constantly putting their price up' if you have a contract?
What work have they done so far?
What i am wondering is, If you agreed to terminate the contract... are there any surprise bills they may hit you with afterwards that the contract might have protected you from??
