I currently have a tenant who is currently occupying my house who is on a periodic lease. The tenant was informed at Christmas time that our intention is to sell the house and they were issued the 60 day legal notice to vacate the premises and that has been and gone. The time frame is now more like 90 days. The tenant claims they cannot find anywhere to go.... We have asked them to gives us dates but no answer. What are our rights as owners

You must issue a new notice to leave without grounds, with a minimum notice period of two months. If they can’t find somewhere else that’s unfortunate, but it’s not your problem. If it was just you being heartless it would be a different matter (although still your choice) - but here it’s stopping you from moving on.
