Why do easements such as drainage and sewerage need to be prescribed in the easement table of a plan of subdivision if implied easements under section 12(2) of the subdivision act is notated to apply to all the land in the plan?

The plan shows where the easement is located, not just that it exists.

Thanks for replying Rod! I That makes sense to show the easement if there are only assets within the easement then? Otherwise is the purpose of implied easements to cover all services (utilites etc) and maintenance purposes without having to specifically indicate their location on the plan?

Possibly, but land being subdivided will generally show the location of easements. Some easements must follow land contours (drainage, sewerage), others like electricity can be anywhere.

Do you have a specific issue you are wanting to solve?
