NSW issuing a new retail lease

I am negotiating with a potential lessee re leasing my building to him. He has a company & I want to know is it better fro ME to issue the lease to an individual or a company? My instinct tells me go individual in the event of trouble down the track ( Directors often hard to pin down )

You can enter into the lease with the company and have a directors guarantee for the rent.
