SA Is payment of bond and 2 weeks rent prior to signing lease a breach in lease

Are we entitled to a full refund of bond and two weeks rent if we withdraw out of a new rental contract ( due to change of circumstances) prior to signing any documentation, but after paying the bond and first two weeks rent?
