I moved to Perth from the UK in April 2016 and signed a lease with my landlord (who lives in the UK) before I arrived. Unfortunately, I was forced (due to work drying up) to return to the UK in November 2016. I managed to sort out a new tenant on a temporary basis for 3 months. My landlord has now decided to chase me for the shortfall in rent.
My questions are:

- Is the lease enforceable in a UK court? (i'm not sure if signing it over here makes a difference?)
- Does the fact that temporary tenants moved in make my lease agreement null and void?
