Hi I live in a strata title townhouse. 3 in the block. We have to replace a balcony and the strata manager is insistent that the building is a class 2 building. An expert at Fair trading told me the building is class 1. They are attached side by side and are double story. But the issue is according to the strata manger is that there is a drive in carport area where everyone' garages are. The SM states that this is common area even though the garages are on title. The is a major issue because the SM is obtaining quotes to replace a 4 x 2 balcony in the vicinity of $88k to $105k, which is ridiculous. If the building is classified as class 1 the cost is $40k. If anyone could clarify class 1 vs class 2 in this instance it would be greatly appreciated.
