Hi
I just need some advice. I sold my warehouse and stock and while waiting for settlement for 3 months, then a delay of another month. The purchasers were paying a peppercorn rent of $400.00 per week. The sale after 4 months has fallen through and they are still in the building. They are paying rent one week behind, no outgoings and no bond and no commercial lease.
Because they pulled out of the sale, where do I stand? I want to go and change the locks as they have been there 4 months trading on my goodwill.
Please help me.

Your rights here largely depend on the terms of the sale contract. Hopefully that contract should spell out what results, depending on who us at fault.

Thank you for the reply. The sale of warehouse was a unconditional contract and I know that if I sue them it would be in my favour. The problem is that it might cost up to $50,000 to right a wrong. I am not working and sold the property as I am very ill. I just want them out but the law is on their side. I have to wait and see what happens now.
Any other advice is much appreciated
