VIC Rent Not Paid in Full - Owner Locked My Shop

I did not pay full rent under a commercial lease for 3 months, but I keep paying some money. Can the owner lock my shop without going to court under commercial law?

1. To clarify, has the landlord/owner threatened to lock you out of your shop or actually locked you out of your shop?
2. Do you have a written lease agreement? If yes, what does your lease agreement say in relation to payments?
3. Had you agreed to part-payment of rent for a period of time?

If you can't resolve between yourselves, it might be worthwhile to contact the Victorian Small Business Commissioner which investigates disputes and organises mediation sessions between tenants and landlords.
