I bought a property in 2006 and owned it until 2012 (I was paying the mortgage) when circumstances saw my parents buy it from the bank outright. My parents gave me the property to live in (rent free) with my 2 young children (9 and 11) and supplied me with a codicil to their will which states that I will directly inherit the property upon their passing.

We have lived there for over a year now and previously we had lived in another of their properties for 13 years. We have now had a falling out and they want me to leave.

Do I have any rights to stay under Property Law or will I just have to pack up and go?

Your thoughts would be appreciated.

Depends.
Are you an actual tenant, with a lease?
Or perhaps a licensee with some sort of agreement that is not a lease?
