My grandson asked to rent our home as we were not living in it. We gave him the first month free to clean the house after the previous tenants. That was almost 4 months ago and he has only paid 3 weeks rent in that time.

He won't return our calls and has closed down his business. He is still living in the house. We sent him a Breach notice as per Property Law, giving him 7 days to pay but he will not contact us.

Treat him like any other non-paying tenant.
Yes, you will find this difficult, because he is your grandson.
Yes, this will probably cause a lot of heat and drama within the family.

First decision is this - do you want him to back-pay the rent he owes, or
do you want him out, so you can let it to a more reliable tenant?

I would rather he back pay his rent instead of evicting him, but I am not sure what to do next.
