Hi, I did get legal advice, which did help clarify my situation. But how do I enforce these rights without expensive legal action? The advice cost a lot. My advice summarised is that the neighbours are trespassing as no ROW is registered. The contract agreement doesn’t oblige me to register one if they neglected to do it with the sale. However, I have relayed this information and seems just being ignored for now. What can I do without going again to expense of solicitors? Apparently the developer/seller can try apply for the ROW claiming equity reason. But the track can be moved 2 metres and then be away from my border, so I don’t see how equity is a problem
