QLD Can I Terminate Commercial Lease if Premises is Unsafe?

If I have discovered that the commercial property I am renting is structurally unsafe, and the landlord doesn't respond to requests to fix it, could this be a just cause to break/terminate my commercial lease without penalties?

(My lease states nothing at all about termination).

You will need a report from a qualified builder/structural engineer first.
