Hi, I currently have a situation in which I sublet/license/not quite sure to a friend of mine when I was away for 2 months. During the time, he damaged a wall due to a faulty wardrobe that fell over. He called my agent and asked for a repair. I am now being charged for the repair, should I be charged or my friend? I know this is not a legal subletting case, as the owner did not agree to the sublet which makes it not legal. Is there any property law or any common law that protects me?

Landlord gets to choose who he goes after. You are the easy target because you have a lease.

You may be able to then sue your friend after you pay the landlord, however if you have a defective wardrobe and he did nothing wrong then your friend has a defence.
