We own a two bedroom unit in a strata block. The unit comes with its own designated car space. It also has a storage unit/lockup/space. The unit is tenanted. The car space is part of the lease, however, the storage space is not.

Recently, we found the storage space has been secured with a padlock so we do not have access. The property manger checked with the tenants and they said they knew nothing about it. The property manager contacted the strata manager who wrote to all unit holders requesting a response as to who put the lock there. We want to use the space for storage ourselves.

What are our property rights in this situation?

Cut the lock off, put your own lock on, put up sign saying private property, no entry without authorisation. Take photo of sign and date it.

If there is any property in the storage unit, first step is try to identify the owner. If you can't identify the owner, recommend putting a letter/note of your own in the mailboxes saying what you have done re: locked area and person owning goods needs to contact you within x days else goods will be disposed of. The period depends on type and value of goods in your storage area. Keep a copy of the note, possibly a video of you posting the notes as well.

Wait x days and see what happens.
