I bought a new house in Adelaide and it seems the builder needs to take care of issues for repairs after 3 months. It's been 3 months after the submission of the repair list but the builder has been avoiding calls, emails. Is there any legal obligation that he has to do the repairs and can we do anything about this at all?

This is just a small issues here and there leakage in bathroom, cracks and all. But if there was bigger issue like structural damage are they going to do anything since they are neglecting this small issues already?

What is this guaranty warranty with new house if they don't take any actions at all?

Please advise as this is my first home I am not aware of lots of things.

Hi, the 3 month repair obligation - is it in the contract? If so, then it is potentially a breach of contract for the builder not to repair. Send a letter of demand, or there may be an equivalent to VCAT and or the DBDRV (Victorian bodies) in SA. Good luck.
