My sister is the executor of will for my father's deceased estate and she lives in South Australia, but my father's house is in Sydney.

Can you tell me if it is necessary for her to be physically present at the auction of the property on the auction day as it's been suggested that she needs to be there to sign documents?

Any documents should be signed well before Auction day. Once the Auctioneer has been selected the matter is finalised, the Auction is a public affair. I would say the opposite, the Auction can not proceed without the authority of the executor.

Documents should be signed prior to the auction if this is possible. The executor can appoint a power of attorney to sign on the day of the auction if this is required. This could be the same attorney who was appointed to apply for probate as your sister was interstate and not resident in NSW.
