Hi there

I am a landlord and I believe I have been overcharged by my real estate agent. The have helped themselves to fees 6 months in advance from my tenants rent (who chose to pay 6 months in advance to secure the place). I no longer wish to use the real estate agent , have terminated the agreement, and therefore believe they owe me about 5 months fees (Ie about $900).
I have a standard management agreement with the real estate agent which states "management fee 4%". It doesnt say 4% of what , but I presumed the weekly rent (paid fortnightly in advance). The agreement can be cancelled by either party with 30 days notice.
Am I on solid ground here? Is it worthwhile pursuing through a CTTT hearing?

Many Thanks
